The Telangana Real Estate Regulation Authority (TGRERA) imposed a penalty of Rs 2,85,992 on two builders for non-registration of the apartment ‘Showri Pearl’ and for failing to provide parking spaces to the allottees.

Manepally Krishnaveni, the complainant and owner of a flat in Showri Pearl Apartment, Keesara mandal, lodged a complaint against two builders, Aduri Prathap Reddy and Bommidi Srinivas Rao. She stated that she had purchased a flat and executed a registered sale deed, which included provisions for scooter and car parking. However, the builders failed to allocate a dedicated car parking space to her and other allottees.

The complainant also alleged that the builders constructed four floors instead of the approved three floors, and



unauthorisedly built five additional flats apart from the original 15, increasing the total to 20 flats. Moreover, the apartment was not registered as required under RERA.

“As per the approved plan, the builder was supposed to provide nine car parking spaces, but they allotted 20 slots, resulting in congestion and access issues,” the complaint to TGRERA said.

The builders were also supposed to install CCTV cameras for safety, but failed to do so, the complaint added.

Based on the evidence and facts submitted, TGRERA chairman N Satyanarayan issued an order on July 28, directing the builders to pay a penalty of Rs 2,85,992 within 30 days from the date of the order, and to restrict the number of demarcated car parking slots to 15 allottees.
