Over 3 lakh ready-to-move flats lying vacant in Hyderabad

A report claiming that Hyderabad currently has more than 3 lakh vacant houses has triggered fresh debate about the city’s real estate market.

The claim has been circulating widely on social media, with discussions focusing on whether Hyderabad is facing a genuine housing oversupply or whether the number has been exaggerated.

The figure is significant because Hyderabad has witnessed rapid construction activity over the past several years, particularly around its IT and employment corridors. 

Large residential projects have come up across western and northern parts of the city, creating a substantial pipeline of



apartments.

The 3-lakh figure should be viewed cautiously. There does appear to be considerable ready-to-move housing inventory in parts of Hyderabad, but that does not automatically mean that exactly three lakh homes are sitting vacant and unsold.

The distinction is important. Housing inventory can include completed apartments awaiting buyers, properties held by investors, homes available for resale and units that developers have not yet sold. These categories are often combined when discussing “vacant” or “unsold” homes.

The claim has also faced pushback from people familiar with Hyderabad’s property market, who argue that the number being circulated is exaggerated.
