To end land disputes, the State government was examining feasibility of issuing conclusive titles to owners after thorough scrutiny of land documents across the State. If implemented, the initiative would be the first-of-its-kind in the country, said TRS working president KT Rama Rao.

Addressing realtors at a meeting of Telangana Builders Federation in Hyderabad on Friday, Rama Rao said, “Once land is registered in the name of a person and a conclusive title is issued, the government will be responsible for any litigations but not the previous owner. No other Chief Minister in the country but Chandrashekhar Rao can dare to implement such a programme. Once completed, residential plots will be as authentic as HMDA lands.”

The State government was considering a proposal for conducting land records purification in urban areas, including residential, on the lines of agricultural land records purification, which was a major success. Among many other initiatives, the State government was also considering rationalising property tax across Hyderabad based on land registration value. The special enforcement wing in municipal offices would be separated from the planning section, he said.

Rama Rao advised realtors to avoid resorting to deviations in their projects as well as encouraging corruption. “Unless you (realtors) are resorting to irregularities, one need not



encourage corruption. Following municipal norms will only increase customers’ faith in your brand value. After GST and RERA came into being, builders need not resort to any violation of norms,” Rama Rao pointed out.

The TRS working president revealed that the State government would take a series of initiatives to improve infrastructure and living standards in the city besides streamlining building permissions among others. He said the environmental committee would be established soon after the election as its appointment was delayed due to Model Code of Conduct in the wake of a series of elections. Issues such as improving underground drainage system, roads and decongestion of traffic among others would be taken up in a phased manner.

“What we have witnessed in the past five years after the State formation was very limited development. The city will grow multi-folds in future due to proactive initiatives of the State government in the next five years,” he said.

Besides proposing to take up the second phase of Hyderabad Metro Rail, the government was making efforts for extending the second phase of MMTS till Yadadri. On a public-private-partnership basis, efforts were being made to develop recreation zones with parking, petrol pumps, restrooms and shopping areas at multiple places along the Outer Ring Road.
